Sustainability in the Real Estate Industry
The course "Research Frontiers in Financial Economics" explores various domains within finance, including Sustainable Finance and Sustainability aspects of Real Estate Valuation.
On December 9, 2024, students received a visit from Filippa Drakander and Filippa Dracke von Euler, both of whom are engaged in Sustainability issues, at Newsec, a property consulting firm that was founded in 1994 by Urban Edenström, operating in the Nordic and Baltic countries.

Our guest lectures elucidated Newsec’s aspirations concerning ESG (Environmental, Social, Governance) analyses. The primary focus is on E (Environmental) specifying the various activities that the property companies must undertake to meet objectives aimed at mitigating and adapting to climate change, promoting a circular economy, preventing pollution, conserving water and fostering biodiversity.

Green enterprises
Property companies are encouraged to develop strategies for transitioning from brown to green enterprises. Currently companies must acknowledge the social and environmental impacts of their operations and integrate sustainability concerns into their business models. This necessitates comprehensive ESG reporting, a domain where Filippa and Filippa play a crucial role, by assisting the 999 property owners under Newsec’s umbrella in this endeavor.
There exist a timeline for the integration for sustainability across all business activities, with 2029 marking the first phase and 2034 the second. A significant task in the process is to analyze the effects on Real Estate Values. How do the various sustainability factors influence the value of real estate? In what way can we incorporate them into existing valuation models?

These inquiries constitute a Seminar Assignment that a group of students will tackle during the course. It presents an exciting challenge, especially given the lack of prior research within these topics.
